What You Should Know When You Are Buying Properties In Singapore?

Get In-Principle Approval From More Than 1 Bank – When purchasing a piece of property, you have to “tie up” the deal with the seller with a option money. This option money gives you the right to execute the option to purchase the piece of property.

However, if you fail to exercise this option within 2 weeks, you will have to forfeit your option money. And there are many cases where the buyers failed to exercise the option due to their bank loans not being approved.

Therefore, it is safer that you get multiple in-principle approval from different banks in case one fail to go through.

Consider The Land Tenure – If you are buying for long term investment purpose, it is always better to buy a piece of property that sits on a 999-leasehold tenure or a freehold tenure.

A 99-leasehold tenure is much cheaper and affordable but there will also be a higher chance of capital depreciation as well. So do consider the land tenure before purchasing a piece of property.

Location Location Location – This is the most obvious consideration amongst all. Consider how far are you going to be located from work if you are going to purchase and stay in a piece of property. Also consider if the location will be convenient for your spouse.

If you are looking to buy a piece of property, be it for investment purpose or simply for you and your family to inhabit, it is always advisable to engage a realtor and let them handle the process for you. It will save you a lot of time and trouble of having to go through the whole process by yourself.
